Hi Everyone , i am new to this forum so your help will be great.
we are thinking of buying an apartment in the Bodrum,Guvercinlik area,
its by a small fishing village ,the thing is this apartment has never been used and needs all sorts water heater ,fridgefreezer washing machine all the nomal stuff oh yes even a bloody sat/Dish as nothing has been fitted,.is there reasonable shops around the Bodrum Area to purchase these things, estate agents saying there is loads of shops were we can buy the stuff. lets just say it is a lovely apartment but needs finishing inside no aircon nothing. water electric not registered even we are worried,cheers Dave

No we havant bought the place yet as we are still looking, why is there something we need to know this is on a complex and has been bought by someone who has never lived in it so estate agents selling it as new?

Nothing in particular, just be sure there is a tapu and habitation and there is no debt against the tapu, which complex is it ?

Am not sure seen it on rightmove overseas web site its getting sold through a company called bcp in bodrum they say all is in order and the tepu is in place
they are selling lots of the same property on the established comlpex which was built 5 yrs ago ,but there is no building garrentee from the company who built them dont know if this is normal?

make sure it has habitation certificate as well, who runs the complex, could be an "earner" for the builder.
If it is established look around it 5 years uninhabited could have deteriated and why selling "LOTS"
AND check WHAT tapu in place that could be an issue as well

Building garauntees are useless anyway ....how many of us have been given 5-10 year garauntees but don't even know who built our property???? Let alone find the buggers if anything goes wrong !!!! .....best make sure all is in order before you buy cos that's all the garauntee you will probably get .

Check the Tapu is clean and that there is a habitation certificate/İşkan. Don't pay any monies until you complete, remember you can check the Tapu and until it is changed to your name they can still borrow money/take a mortgage against it. This is certainly a situation where it is buyer beware. Also ask how much the ayidat/site charges are some are very heavy. Check that the ayidat for this property has been paid and don't forget you buy the debts as well as the property.

OMG so much to think about, i have a property in Hurghada in Egypt never had anything like this to worry about, bought it off plan 7 yrs ago . the estate agent says no problems with the TAPU or land its on all paper work is there and ready for the person to exchange contacts, guy called omer from BCP lovely complex its on like small sugar cube,s he has replyed to my emails very quickly when i have asked anything about it.

Don't know if you are just exaggerating when you use the words "even we are worried" as you did in your first post.
firstly, the only thing you have said so far that is strange is lack of water heater, the fact that the services are not registered (water, electric,) could tally with the fact that someone bought it to sit on and make some easy money, and never bothered registering themselves, SO!!! before you even get to the serious stuff how much council tax is outstanding?. then I think too many questions, can I trust the emlak? does anyone recommend them, and are they not a thousand properties for sale where all the questions can be answered and paper work is in order, by this time I have decided no thanks.
sorry if its not what you want to hear, but I bet not many disagree, good luck whatever you do.

Hi Martin looking at the apartment on the photographs it looks lovely so then when you look at interior it is basic the kitchen is there yes but then you see wires from the ceiling were the light shade should be no air-conditioning on the wall wires only hence my worries this is a new apartment bought by someone yes your right it may have been an investment buy and now they want to sell I thought at least there would be a water heater installed that's all I was saying we will have to buy everything so light fittings water heater air-conditionin sat dish so then we have to get them fitted as well cheers Dave☺

If you look under the post on home page headed Buying property in Bodrum..you will see another person is also intending buying through this company and she also asks if anyone has had dealings with them, looks like he is a busy Emlak with 2 members both potential customers. jewel

you are worrying about the wrong things and not listening to what people are telling you regarding the correct paperwork - first you need to check that the property has full tapu (kat mulkiyeti not kat irtifaki), habitation certificate (iskan) and you also need to know what the monthly site fees are (aidat) and that it is not a co-operative property - find out the answers to these questions and then come back to us .....

We have had our house in this area for 8 years. I have looked at Bcp website and they are prone to stating Guvercinlik when some of the prooerties are nowhere near. One property is 10 km away in Bogazici , which is a dead end , one horse town.

Getting work done in outlying villages is extremely problematic and can entail many wasted hours and days of turkish maybe time.

Please identify the site and those living nearby may be able to offer advice.

you may have been coming on this site for years and just reading, I don't know, but as you only became a member recently and are looking to buy a property I am going to speak to you as a novice, don't be offended.
Though you have a property in Egypt and may feel "experienced", there are very few places around that can match the "tactics" of some, not all of the estate agents in Turkey, though its not unique in the amount of real estate cons, it is up there with the best, I think what myself and others are trying to explain to you is, though your concerns are largely about the actual condition of the property, example, lack of water heater, aircon, light fittings, naked wires, these are things you can see in the photos, and you are therefore aware of, but our concerns would be, does the property have a Tapu, does it have a habitatin certificate with the correct boxes ticked,( use search on this forum for explanations about this), who if anyone has been paying the property tax whilst its been owned but stood unoccupied, because you can bet its not being paid, as I said before theres hundreds of "clean" properties for sale with easily checkable historys, and the exchange rate is in your favour so shop around.

Hi again everyone, right then I have never been on here before hence asking questions about buying a Turkish property. I have asked the agent this morning about all the important points as people have said so here goes the apartment has full Tapu and Habitation cert. I asked him if there is any outstanding debts and he has said all site fees are paid up till the end of the year the owner has paid up everything before the deed transfer so all will be in order when and if we decide to buy,
Site monthly fee is 200TL PER MONTH TO COVER Security garden maintenance pool and other facilities the only extras are for are water and electric which he said is 0.34 tl per kW .I can't fault this guy yet who has been spot on in coming back to mevsame day if not next day

Just to 100% sure for your own peace of mind, go to the Emlak Vergesi section in the local Belediye (Council office) with the full details of the property and get them to confirm you have a 'clean title' with NO debts.
If you cannot do this then INSIST that the emlak gives you a paper copy either by email or fax. The printout will confirm the address, owner, and any outstanding council tax, water bills etc owed to the Belediye. It will also record details of any loans secured on the property.
Don't complete your purchase without this.
